Responsibility of Renters or Tenants

As soon as you’ve moved into your premises, you are required to keep the house in a reasonable state of cleanliness, including the tidy and neat maintenance of the garden and yards if there’s one.

Should you mean to do things such as incorporating image hooks on walls, then add filters, add cable or telephone extensions or paint walls, ask what the policy is on those things before doing anything as you’re normally not allowed to do these types of alterations or renovations with no owners’ approval. Including adding fixtures like range hoods and ceiling fans. If you get permission and you would like to take fixtures with you in the end of your lease, make sure this is agreed.

If you’re permitted, these are generally at your own cost and you’ll probably be needed to ‘make good’ these actions by simply returning the property to its previous condition once you first transferred. Make sure any agreement on these things is documented in the rental or elsewhere.

In case of any willful or accidental damage to the property, regardless of whom or what caused it, this must be reported to the landlord or property manager as soon as possible. Keep your own records of events regarding the damage and it is recommended you put notice of the damage in writing to the landlord or property manager.

The renter (s) named on the lease are liable for all damage caused by any of the residents or visitors to your premises. Take care when doing parties or proceeding as you’re also responsible for any damage brought on by negligence.

Don’t just leave the premises without giving notice or paying all the due rent. The lease is a contractual document which can be retrieved from you for damages or loss incurred by the landlord.

Upon ending the lease, you are required to return the house in the same state as when you commenced, allowing for fair wear and tear during the period of your tenancy.
